L29 Wynyard Place – A Prefab Plantroom Installed in a Weekend

One of the boldest projects we have assisted with was prefabricating and installing the L29 chiller plantroom at Wynyard Place, Sydney.

This wasn’t your average prefabrication job. The mechanical plantroom was constructed off-site into 15 separate SUPA modules—complete with pumps, heat exchangers, tanks, and pipework. Then, in a single weekend, every module was craned into place on Level 29 of the tower.

Importantly, the seismic requirements for this job were incorporated directly into the prefabricated frames via Building Information Modelling (BIM), ensuring compliance without additional on-site bracing.

What made this project so unique? It’s the only one we know of where the mechanical plantroom install sat within the critical path of a concrete tower program—and still pulled it off.

The impact was immediate: construction of the L30 formwork commenced the following day, and the mechanical program was compressed by 12 weeks compared to conventional on-site construction.
